This part of Jefferson County has about a 5 1/2 month supply of homes. Fairly
balanced. There are areas with higher priced homes, which drive the average
asking price. However, the typical home value at just over $300k makes up the
majority of homes and also the majority of buyers. With that in mind, it seems
to be a good market for both buyers and sellers. Buyers have been a bit slower
to the market but definitely coming on strong now. Remember, price and
condition will always drive quicker sales and if you don’t have around 51/2
months to wait, pay attention to these two key ingredients and you should be on
your way to the next home!

Centennial, Littleton, Greenwood Village Homes Sales - March 2008

Homes sales across the Denver metro area have been a bit slow, but they could be worse. There are areas of the Denver real estate market that are doing better than others all over the place - and this area is no exception. While lowered interest rates may have helped some that were tinkering with a moving decision, I don’t think as a whole it had that much influence on homes sales overall in this part of Denver. One thing that does strike me across the board is that the homes in the lower price ranges do continue to move a bit faster than the rest and I think we will see this trend continue.

The name of the game continues to be price and condition. But I don’t want to be a complete broken record. So I will add these thoughts - once you list - accept every single showing you possibly can. I am always amazed when a seller continually refuses showings. Of course there are times you must, but overall it should be the exception - not the rule. You will see below that the average Days on Market for this area is 96 - just over 3 months. Which really is not that bad at all. The spring buyers are out there - get your home on the market and let’s sell it!

This area of Jefferson County has had a good month, better than other areas of the Denver metro real estate market.

Inventory is up but homes sold and closed are up (134 versus last month’s 98) and pending sales are up as well (210 versus last month’s 161). Areas of this part of the Denver MLS are still immensely popular including Ken Caryl and several other Littleton Jefferson county neighborhoods. Wildcat Ridge Neighborhood of Littleton - It Really Isn’t Highlands Ranch!

Wildcat Ridge is a beautiful neighborhood in northern Douglas County, CO - and
many times is confused by those relocating to the Denver area or perhaps from
nearby areas. Over the years, I can not tell you how many people believe that
when they are looking at homes in Wildcat Ridge that they are actually looking
at a home in Highlands Ranch. But they are not!

In fact, Wildcat Ridge is not part of Highlands Ranch - its community boasts it
own HOA and although they do share some of the Douglas County school boundaries,
they are not in fact members of the "official" Highlands Ranch community or HOA
of HRCA. Neighbors yes, but the same, no.

Officially, Wildcat Ridge is a neighborhood in unincorporated Douglas County
that shares and goes by the mailing address of Littleton, CO with and 80124 zip
code.

I have even had home sellers that have told me that their previous Denver real estate agent that
they hired to help them buy a home in Wildcat Ridge had told them that it was in
fact part of Highlands Ranch. They were wrong and the fact that they were so
un-knowledgeable about an area they were working in was amazing to me, but that
is a whole other issue.

This is important to know one way or another, as some wish to live in Highlands
Ranch specifically for various reasons and they are surprised to find that
Wildcat Ridge is not included. And they are also some that like the idea of an
area that is close to many of the amenities of Highlands Ranch (trails. parks,
etc.)- but is fact not Highlands Ranch.

There is no right or wrong answer here - everyone has different needs and
desires when they are searching for a new home or neighborhood. Are you looking
for a larger HOA community with multiple recreations centers and amenities? Or
perhaps you desire a home in an area with a more small town feel that Wildcat
Ridge may offer?

Wildcat Ridge does have its own private community pool and the neighborhood is
stunning.

It is located off of Quebec Street, south of Glenstone Circle (the
last major cross street in Highlands Ranch before Wildcat Ridge). Wildcat Ridge
continues to where Quebec becomes Monarch parkway at McArthur Ranch Road.
